Boston 2022 Year End Market Report

This was a historic year in real estate, and I'm sure you've all heard varying opinions on the state of the housing market going into 2023. 

 

At least in Boston, we have weathered the storm fairly well in terms of home values. We continue to struggle with inventory, having one of the tightest markets in the country. 

 

Even with the struggles of volatile mortgage rates, real fears of an impending recession, and low inventory Boston saw many new sales records this year.

 

Citywide we saw record median sales price ($865,000, a 2% increase), record average price per square foot ($1,047, a 3% increase), and record median price per square foot ($958, a 4% increase). 

 

The Back Bay saw record median price per square foot ($1,283, a 3% increase).

 

Beacon Hill saw record average sales price ($1,727,451, an 8% increase), record median sales price ($1,009,100, a 4% increase), record average price per square foot ($1,276, a 3% increase), and record median price per square foot ($1,213, a 3% increase).  

 

Charlestown saw record average sales price ($944,211, an 11% increase), record median sales price ($840,000, an 8% increase), record average price per square foot ($826, an 8% increase), and record median price per square foot ($820, a 5% increase). 

 

The North End saw record average selling price ($882,852, a 17% increase), record median sales price ($710,000, a 6% increase), record average price per square foot ($985, a 2% increase), and record median price per square foot ($986, a 5% increase).

 

The Seaport saw record average price per square foot ($1,593, a 5% increase) and record median price per square foot ($1,623, a 3% increase).

 

South Boston saw record average sales price ($864,944, a 5% increase), record median sales price ($805,000, a 5% increase), record average price per square foot ($815, a 5% increase), and record median price per square foot ($808, a 6% increase).

 

The South End saw record average sales price ($1,309,981, a 9% increase), record median sales price ($1,084,500, a 1% increase), record average price per square foot ($1,139, a 5% increase), and record sales volume ($909,701,564). 

 

The Waterfront saw record average price per square foot ($1,061, up from $1,058 in 2019) and record median price per square foot ($1,029, a 1% increase).
